5 Things to do Before you Sell your Home

Selling the family home can be an emotional experience for all involved but it’s important to use your head and not your heart to ensure that you get the best price possible. With that in mind, here are five things everyone should do before they sell…


  1. Evaluate the property market

If you are thinking of selling but some research into what houses in your area are selling for. Look for the ones that are similar to yours and see how they are performing. Did they sell quickly? Did they sell for the expected price? Go along to some open houses to see what you’ll be competing with.


  1. Find the right agent for you

There are a lot of Real Estate agents out there and many will promise you the world, but it’s important to find a honest, straightforward agent that is the right fit for you. Make sure you have more than one agent evaluate your property and have them provide their marketing strategy for you home. Keep an eye on what they are charging you for marketing costs such as photos and advertising and make sure they aren’t over charging you compared to other agents. Don’t forget there are also other options such as a private sale or working with a company that is mostly DIY but can provide agent support.


  1. Prepare your home

Make sure any repairs needed have been done and that everything is up to code. Don’t leave broken lights, holes in walls or leaking taps. No one wants to pay top dollar for a house that needs such obvious work.


  1. Put your house’s best foot forward

With the rise in popularity of shows like ‘The Block’ many buyers expect to see a perfectly styled home when they attend an open house. If you can afford it some people hire stylists to fully restyle their home for sale to achieve maximum price. However, if that’s not in your budget there are a few things you can do to update the look of your house. For example; A fresh coat of paint goes a long way- especially if the colours in your home are a little outdated. White is your best bet, it’s on trend and gives your house a fresh feeling.

Make sure you declutter as well. When people visit a house, they want to imagine themselves living there, and it’s hard to do when a house is cluttered with other people’s belongings.

If you have an older style of house, a quick and affordable way to update your style is to replace your door knobs, taps and bathroom fittings and your light covers. This updates the house quickly and easily.

  1. Make sure all your paperwork is in place

Do you have everything needed for sale? Occupation certificates, builder’s certificates for any work done etc? You don’t want to secure a buyer only to have the sale fall through because you don’t have all the paperwork needed. Your agent can help you with a list of everything you’ll need for selling.
